Management Fees

As all properties are completely different we do not have a standard tariff of fees, each client’s requirements are also different.

We believe in long-term relationships with our clients and therefore ensure our fees relate to the service required.

Once we have had an initial meeting with you to discuss your exact management requirements we will then be in a position to provide a fixed quotation.

Due to the types of clients we act for, we do not publish our client list, however if our relationship is going to progress we will then supply you with references from some of our select clients

Company Secretarial

Every private limited company (residents management company) requires a company secretary (and at least one director).

The secretary is the chief administrator for the company.

He or she normally is responsible to ensure that any documents, which need to be sent to Companies House for submission, are sent on time.

The secretary can also be a director, and therefore hold the same responsibilities as the other directors.
If the secretary is not a director, he or she is still an officer of the company and is responsible for its actions

(with the exception of the companies accounts, which are the personal responsibility of the board of directors)

Major works are generally required periodically as stated in your lease.

Block Management will oversee and manage existing and future programmes to ensure the building does not depreciate due to neglect, and as importantly you carry out the required maintenance as per your lease.

Gardening

The external appearance of any building is the first thing everyone sees, we at Block Management believe this area of upkeep is of paramount importance.

The regular maintenance of grounds, car parking areas and flowerbeds, is simplistic providing a quality contractor is used and the managing agents carry our regular inspections to ensure this matter is attended to correctly.

There is nothing worse than returning home to see litter/weeds in the grounds/borders and flowerbeds and overgrown areas of lawn.

Cleaning

Nobody wants to live in a dirty building. Common parts landings and stairwells are obviously the most used area of a building, the amount of traffic depends on the size and set up of the property. It is vital to ensure that the cleaning frequency is based upon this.

Poor cleaning management results in further wear and tear to the property and a build up of dirt and litter, this in turn brings pests and bad odours to a building, again managing agents are judged on this area of management we at Block Management believe in getting this right 1st time.

Our regular inspections to your property ensure the cleanliness of the common parts is maintained to a high standard. Without regular inspections cleaning contractors can in some cases become complacent, and carry out the minimum of care, with regular inspections this rarely happens.

Block Management carry out a
safety (Risk assessment) survey on your property shortly after instruction to manage. It is crucial that your building are protected with adequate measures to ensure that all residents, contractor and visitors are safe whilst in the property.

Depending on the size of the property, plant installed (ie lifts and other machinery) would depict the basic requirement in accordance with legislation.

Building Plant

Even the smallest of buildings have some sort of equipment that requires maintaining. We class this equipment as an asset to the property. It is vital that such equipment undergoes regular maintenance in accordance with the manufactures guidelines.

Equipment can range from a basic entry phone system, to lifts & central heating and cooling systems. In our experience were equipment has not been correctly maintained, it generally fails and this can be costly as well as inconvenient to residents.

Every Building needs regular inspections, lack of presence from your managing agent will result in a poorly run building, and ultimately it will result in the agent being changed.

We at Block Management agree in writing a schedule of visits, the frequency will depend on the size and complexity of the property, whatever is agreed we stick to.
